Bero 'A' Firm will do 'Specs,'
Oversee Roof, Drainage Project;
Work Anticipated to Begin in Spring

The Bero Architect Firm was represented this afternoon by Lindsey Yodor who confirmed that the immediate priorities for Epworth Hall include the replacement of the roof, the ventilation problem, drainage, and the replacement of the original and now frayed electrical wires and possible upgrade of lighting and electrical outlets. 

It was reported that the Silver Lake Institute has now received the photographic opportunity of a large cardboard check for one or two portions of the grant award. As part of the announcement, the total of the three grants authorized is $110,000.00. The Bero Firm believes we can get the necessary work done for this amount, although costs continue to rise regularly.

Ms. Yodor discussed the possibilities of direct egress from the mezzanine (balcony) so as to increase our capacity to serve greater numbers. She acknowledged that this particular idea may be in conflict with our historical designation and that must be determined first. 

A fire suppression system was also discussed. She acknowledged that the wet system would provide only partial protection during the months of non-freezing weather but the system would have to be drained for the freezing temperatures of the winter. It was also acknowledged that a dry fire suppression system would be very costly and not particularly practical.

There were many good questions from the approximately 15 residents present. Bill Schaefer offered a question about the time line of the project. In response, Ms. Yodor seemed to divide the project into two sections. The first being the roof, ventilation, and drainage with the plan of having the work for this first section beginning with the new construction season in the Spring of 2019. 

The second section of priority is the "Condition Report" which will examine all the obvious needs of the building including the electrical. At one point Ms. Yodor refered to the Condition Report as "The Master Plan." Either way, it appears that most of the work could be accomplished in the next 12 months with the possible exception of the floor which will require more fund raising. Additional reports will be given to the Board of Trustees and covered at their regular meetings. It is the plan of Bero that the "specs" and seeking of quotes should be in play by this Christmas  (year end).
